Installing a New Bathroom
There are some definite ways to increase your home’s market value and one is to add a new bathroom. A home which has two (or more bathrooms) will catch the eye of most buyers, who are looking for the convenience that is offered by an en suite, second or subsequent bathroom.
If the project of installing a new bathroom is not properly managed from the start, the home improver could be forced to deal with a number of unforeseen problems, which with careful planning beforehand can be prevented. The first step when a bathroom is installed is to figure out the layout of the room. What plumbing work is required? What wall and floor coverings are going to be used? Does the existing room have enough ventilation; is the area big enough to accommodate all the planned fixtures?
Lighting plays an important in a home, and lighting is equally important in a bathroom. When planning a new bathroom, during the installation phase, try to bring in as much natural lighting into the room as possible. A dark or a dingy bathroom is far from appealing and without sufficient natural lighting during the day, artificial lights will be necessary thus increasing electricity costs.
Once the layout, ventilation and lighting are planned, the next phase of the new bathroom is to select finishes. Most individuals are limited by a budget, but buying good quality fixtures will add to the appeal of the added bathroom. Using inferior quality products in a bathroom is not a wise choice and although the initial cost savings may be great – the long term cost benefits are poor.
If adding the new bathroom involves building work or adding a new room onto the home for the purpose of an extra bathroom, plans must be submitted to the local municipality and these plans need approval before any work begins.
